Plan B - What would be your way foward?
1. I would not take Sainsbury's to appeal when the chances of success are in reality very weak - we just have to take it on the chin however much disdain we have for FTSE100 bullies and shysters.
2. We need to pro-actively market the Mem for housing putting in a planning application for residential as soon as possible.
3. We need to hold immediate discussions with UWE to drastically revamp the UWE Stadium scheme into more of a "sports village complex" to incorporate the following elements:
- a 22,000 capacity All Seater Stadium - Student Residential Accommodation - a Local Convenience Store (not Sainsbury's) - a Hotel - Health & Fitness suites - other social and leisure facilities
This will of course entail a further planning application.
4. We need to undertake detailed discussions with South Gloucestershire Council's Chief Executive and Economic Development Team to unlock further funding and to get SGC firmly on board.
5. We should be looking to achieve a breakdown in funding of the following order:
Sale of Mem for housing - £15 million Profits from Student Residential Accommodation, Local Convenience Store, Hotel & ancillaries - £15 million Grants etc - £5 million Pump-prime funding from SGC - £5 million BRFC BOD contribution - £5 million
TOTAL - £45million.
A major new investor in my view is not going to "breeze in" unless the stadium project is underway. We have a tremendous club but we need dynamic leadership at this moment in time more than ever. I hope that NH, TW and the Board are actively arranging "their alternative plan(s)" with both skill and haste.

I would take the appeal, then if unsuccessfull I would basically do what you have done, except I think the original plan has a fitness suite in it. I think if there is enough land a Hotel would do well in that area.
Sale of Mem with all the planning permission it has, which can be tweaked, so smaller store more houses has to be worth £20million I would have thought. The Hotel chain would be worth £5 million?
But you are right there are other of ways to do this, I think Icon Venues might want to join in

Our best hope imo is for somebody to buy the club, take it out of the hands of those guys and move it forwards. We need someone with vision, money, a basic understanding of customer service and an ability to manipulate the local councils and media.
Not too much to ask really. The Euromillions chap bought ramshackle Newport and they seem half tidy compared to when he took over.

But you are right there are other of ways to do this, I think Icon Venues might want to join in A Hotel and Local Convenience Store at the Mem are good suggestions but might lead us to another long drawn-out TRASH conflict (which we would of course eventually win). A Hotel in the UWE scheme is an excellent suggestion and I will amend the original suggested scheme.

Why do you think that the UWE will allow us to build Student Accommodation. a Hotel etc on THEIR LAND and keep all the profits (even if they did agree) 3. Where did you get that Grants figure from? 4. What makes you think that South Glouc have £5M of taxpayers money to chuck away in these austere times? 5. After paying back Wonga at then end of this year, which BRFC director(s) (left standing) has £5M to chuck away?
If we want to have an influence at the club, being stupid is not the way to go about it

Let's be honest, other than having a nice new shiny stadium, the real reason we needed the ground was to increase non-match day income streams; being able to hold concerts, having facilities the students could use, a decent bar etc (plus loads I've missed off).
Whilst it will require a lot more planning and a lot more time, perhaps the Mem is the way forward? If we rebuilt the stands one by one (as per the red lot) we could gradually increase our capacity to something like 15,000 (a realistic size for now) whilst getting a much better looking stadium in the process.
If we then think about what was going to make the UWE a success in terms of the additional revenue streams, there must be a way to do some of these at the Mem also.
Ashston Gate has held concerts for years now - granted only 1 or 2 per season, but from memory, we weren't going to be allowed much more than that at the UWE anyway? With a nice, up-to-date 15,000 all-seater stadium, surely these could become a possibility at a "new" Mem?
Furthermore, build a bang up to date fantastic club bar - serve local ales and ciders, having big screen TVs, maybe a pool table? Make it THE place to be on both match days AND non-match days.
Build a gym inside the stadium with the latest state of the art equipment and allow the public to join and a reasonable price - have the gym open 7 days a week.
Improve the hospitality suites when building the new stands so that people will use them on match days but also non-match days for meetings etc.
Have the car park extended if possible to allow for more parking and maybe offer parking on non-match days at NCP prices? Handy on Gloucester Road due to a lack of parking.
These are ideas I've had over the last 5 minutes. I'm sure with more thought and time we can come up with far better.
Yes it will require the directors dipping in to their pockets and taking out shares against the cost etc, but surely they have the funds to do that as it would be a FRACTION of the cost of the UWE.
Then once it's built, the money will start rolling in and they should be able to take their money back. Not only that, but with all the new facilities and a 15,000 all-seater stadium, surely we could then be a VERY attractive investment? And who knows, maybe we'd then get taken over by a billionaire who would just pay for a new stadium elsewhere with 20,000+ seats out of his or her own pocket!

The former I think. As the latter is certainly pie-in-the-sky and even if we did have enough money to buy the club and clear the debts, there's no way we'd still have money knocking about for a new stadium or even a re-developed Mem for that matter.

The figures are " back of the envelope stuff" but having worked in Economic Development it is important to put down figures to get people thinking and hopefully the club moving in a positive direction. If UWE are not willing to compromise on the scheme the UWE Stadium is "dead" - simple as that. If the UWE want a stadium and the cudos of a "sports village" they will have to accept a "profit contribution" element. Pump-priming by local authorities is action taken on a particular project to stimulate the local economy in general. The UWE Stadium scheme is a very important initiative for the South Glos economy which will help to create jobs and growth. It is certainly an initiative that SGC can create community benefits by providing a contribution towards. Grants are available from the Football Association e.g The Football Stadia Improvement Fund and I am sure that that this element formed a part of the funding for the original UWE Stadium scheme. The Economic Development Team at SGC will be able to advise on the current availability of economic development grants.

As the former is more likely, what would you do is you were on the board in its current construct? Emm, Business Plan by forum posting....not good, but the sake of discussion lets just highlight a few issues / steps that need to be addressed. so 1. Establish what sort of club we want to be, the standard current model (unsustainable in my opinion) or a community based club that builds from that bedrock 2. Develop the business plan that provides for the Community based club to become established and then self seeding EG: the 90 minutes on a Saturday afternoon should be just the top of the activity pyramid. Within that pyramid the proper establishment of a strong youth team(s), an under 18 squad, ladies football, non football sports that we could brand as BRFC ( the list is endless and includes 3G for external (chargeable) use) 3. Jumping quickly, then cost it, properly. 4. Establish the capital requirement, vested and working, and seek that funding BY: Write down of all current directors loans; re form the share capital to enable share issues, (ignoring dilution) and price those shares to match the requirement. Seek grant funding, football authorities and given the community based approach, other government agencies. 5. Appoint an operational board of directors who are not shareholders (necessarily, and certainly not majority shareholder, which is always a disaster), fully costed 6. Marketing, PR and Branding.....starting from the current zero that wont be hard 7. Establish partnerships with external organisations who are experienced in Hospitality and catering to grow that revenue base 8. Hook up a partnership with a major brewery and gain funding to re-establish wet sales on a 7 day a week basis repayable through barrelage

Sell mem for £15 million for housing, build an expandable 12000+ stadium at UWE which should be possible for the amount of money we have. Main issue is paying off the existing debt, perhaps some further development on the UWE site would help with this.
