Given we can't apparently even increase the South Stand tent to the full width of the pitch due to blocking out residents light, then how are we going to get pp for a full blown stand? Likewise why build a casino when it has to close by 11pm to meet licensing laws? Perhaps these issues can be overcome but it sounds like Wael hasn't considered any of them before now deciding to remain at the Mem. I wonder if the B Post or Radio Bristol have approached the UWE for there take on Wael's interview, if so, whether they've declined the invite? The previous scheme with the student flats had planning permission for a 'full blown stand' at the South end. But didn't that involve moving the ground/pitch not just building it on the present South Stand foot print?

Do a 'Monaco'. 18,500 seat stadium with an athletics track built above a four storey car park, indoor sports arena, swimming pool, offices and a business university. Yes, they have pitch problems, but they are caused by poor design of the stands, not the overall concept. Plus the stadium is 32 years old - more things are possible now.

I could improve the Tent End/ Side by sending it straight back to Wimbledon! A large amount of concrete would then be needed to create safe standing. Fill the terracing with the Tent-enders. Next knock the Blackthorn End down and build a decent stand - whilst being built, they go in the old Tent End! Onto the West Stand next and they can go in the old Blackthorn End and so on.... Move over Cunnagh, I've got this covered Crikey, the Dunfords improved Twerton Park by adding 6 steps to make a terrace behind the goal. How difficult is it?

The Al-Qadi's seem to be buying some time by pacifying the gullible fans with the latest 're-develop the Mem' idea. An idea that they previously rejected as being unfeasible. Wael should not hide behind 'confidentiality agreements' now that the UWE deal is officially dead. We have waited 6 years for the UWE, just to pull out last minute without adequate explanation is insulting to the fans' loyalty and patience. The Al-Qadi's may have certain 'red lines' regarding leasehold/freehold and other elements that are unpalatable to them, but to many fans (and some ex-Directors?) the idea of a Rovers-UWE-SouthGlos joint project was acceptable and offered the best way forward. By all accounts, the UWE deal was on the table ready to sign. I for one am not satisfied with Wael's explanations so far and extremely sceptical about the latest change of plans, which I think will not be fulfilled for many well documented reasons. It wont happen of course, but theoretically it would be interesting for UWE to publish their rejected contract to see if another consortium would find it a feasible proposition. If so, would the Al-Qadis step aside? As a matter of interest; are you inferring there is another consortium waiting in the wings? Or is it just pure conjecture based on no actual information? Not attacking you my friend; just interested in understanding the angle you are approaching this matter. Seriously - knowall may know the answer to "another consortium" question - whether he's prepared to answer - maybe not.

There's been a stadium on the site for 96 years. Therefore, there is no-one alive who bought their house before the stadium existed. Did they expect that no changes would ever be made to the stadium? It's exactly like people who buy a house next to an international airport, and then complain about aircraft noise. If you buy a house next to a sports stadium, you can hardly complain about people parking in your street. There are thousands and thousands of houses in Bristol that aren't next to a stadium which they could have chosen, but no, they made a conscious decision to buy one next to a stadium. No-one forced them.

From the old plans for the centenary replacement stand its quite surprising how much space the apartments have taken up. Not much light being blocked due to the distance away from the new houses. Double tier stand would easily fit with no apartments. The design is for an 18,500 all seated ground which is entirely funded by the enabling development of student accommodation, a hotel, offices, a gym, convenience store and sports injury clinic. Edited : - If We kept the same plan I'm sure the revenue from the Student Accommodation and Hotel would be quite considerable.

The precident has been set though and the planners have accepted that it is ok to build a stand full width at that end. Just an observation but the Arturus drawing you posted must have been drawn very early in the morning judging by the shadows, 'cause by 3.00pm on an August Saturday, the sun is dead opposite and giving all of us on the East terrace a proper sun tan! 😎

Apart from the obvious one which I think we can rule out for several reasons, I can't think of anywhere practical so for me it has to be piecemeal. Build a new stand in the car park during the season then demolish the Centenary Stand during the close season and move the pitch. Repeat over the next one or two seasons for the other sides. Alternatively do the Tent End first. Whatever way, it will be costly, disruptive and take time. It will also be tight and any timescale overruns for each section will have a knock on effect. good ideal

There are so many variables it is really pointless to speculate how to redevelop but here goes. Ground sharing:- Aston Gate is not a option what with Bristol Rugby playing there. So option is for Bristol Rugby to take up the UWE option and let the Gas ground share at AG for 1 or 2 seasons. Mem then bulldozed and redeveloped with all singing and dancing facilities. Not going to happen is it? Piecemeal redevelopment:- FA rules:- The length of a pitch must be between 100 yards (90m) and 130 yards (120m) and the width not less than 50 yards (45m) and not more than 100 yards (90m). The mem pitch is in the wrong orientation for one side at a time rebuild IMO for the best layout without knowing what is to be built besides football viewing stands. Wael has or will need a feasibility study for his other than football plans I presume? He has stated he has already got an expert design team who have already redeveloped 12 grounds. If the South Stand (tent) is redeveloped first, roughly where it is now the facts are The Mem pitch is 101m long 68m wide with the minimum FA pitch 90m. Therefore an additional 10m is available for this stands depth so assuming it needs to be along the side of the pitch not on the end it seems possible to construct this during the season without much reduced capacity. Once built the east stand could be demolished and pitch switched 90 degrees without lost of the centenary stand and changing rooms and the home end could be temporary lengthened to provide additional standing area until the new East stand is rebuilt. An alternative to this would be turn pitch 90 degrees but keep every thing as is to start. Then close the car park completely and build a new east stand there. Next demolish the existing east stand in close season turn pitch utilising temporary terracing each side until each can one by one be developed. If you recall Higgs said his proposal was either stay put take 3 years or move out and take 18 months. No method statement was ever made public as to how his 3 year plan was to be undertaken tmk
