On the other hand (Fleetwood’s) Highbury stadium doesn’t include any student accommodation as far as I know.
However, I think you have hit on something! The original plans for redeveloping the Mem fell through because the developer pulled out in the aftermath of the financial crash, partly because the planned student accommodation was a bit too far from either university or Southmead hospital and hence too much of a commercial gamble. Plans for the UWE stadium didn’t include any student accommodation, but if Dwane Sports are still in discussion with UWE (as I suspect), then why not put the student accommodation portion back on the agenda. In other words, why not use the original plan for the redeveloped Mem at UWE. As you intimate, the student accommodation would bring guaranteed and regular income. As I understand, the general shortage of student accommodation means it is still a seller’s market and hence income per sq foot is considerable – probably more than any retail or conference venue would earn. But the point being that this would be on campus, directly where the demand resides. Win-win in my view!!

Click on the top picture in my post and you can see what was done. as you say, they kept the general stadium outline and created gardens in the middle, also retaining the iconic stadium entrance. But I don't think this could be a financially viable solution for Rovers.
Whether any developer would want to buy the Mem land for housing , or student accommodation for that matter, I think the received wisdom is that it would not yield enough to allow the development of a 20,000 stadium build, even with favourable lease or land purchase prices elsewhere. This was the 'benefit' of the Sainsbury's deal, that they were offering top dollar for the Mem land - far more than any other bidder. What is now clear is that this was only an interference play by them. I don't believe they ever had any intention of actually proceeding and simply outbid their competitors to prevent them actually developing a supermarket.

More chance of MJ moon walking through the corridors of power than the actual people in power delivering a stadium. We will continue to be led along and endless path of stagnant evolution, and it seems most people are happy with that. I doubt if people are happy about it but tbh as fans there’s not much we can do. If there is anything we could do I’d love to know what. We’re supporters, we support (or not). We turn up at matches, we cheer, we shout and then go home. I doubt if many have a spare £20m in our back pockets. Frustrating I know but... UTG!
