Work commitments took me to St. Philip’s Marsh today and I used the opportunity to drive along Albert Road past the FM. It’s obviously been a warm day and I couldn’t help noticing that there was a strong aroma emanating from the waste processing companies that border the site to the south and to the west. Now. I’m all for nostalgia but the smell of gas might be taking it a bit too far. Does anyone know if those businesses have also been in talks about relocating or is it literally just the FM? I think that in the wider scheme for the area it does mention the waste disposal sites moving elsewhere

What's the problrm with the smell from that waste back back at eastville we had the smell from the gas works

It does really stink when it gets warm but, IF anythung was to get built then it would all be gone and no horrid smells

If/when the Fruit Market is redeveloped (and doesn't matter if there is a stadium in that redevelopment or not) all the land between the railway to the North, the Avon to the South and West and the park to the East will increase in value - and certainly increase to a point where the waste companies would be silly not to sell up and relocate...

“A joint venture between property investment firm Conygar and Urban and City Ltd has acquired an option from Wholesale Bristol Fruit Market to acquire the land at St Philips Marsh where the market is currently located. The site comprises 14.7 acres and is located to the east of Bristol Temple Meads railway station, with the £450,000 consideration to be funded by Conygar from existing cash resources.
The acquisition is at Conygar's discretion and is subject to the receipt of planning permission for a number of development options.
The conditional contract expires on 31 March 2024 in the event that a planning application has not been made by Conygar Bristol Limited for the development of the site.
The joint venture is owned 80 per cent by Conygar and 20 per cent by Urban and City Ltd.”

What does that actually mean as surely they are not going to submit a number of different planning permission requests to BCC, I assume including and excluding a stadium, and seek pp for all of them? I've never known that occur previously with developments in Bristol?

"Subject to the receipt of planning permission for a number of development options" suggests permission in outline for the whole of the site and/or separate permissions being sought as a condition for Conygar proceeding.
I'd imagine this was similar to the approach adopted to the Island Quarter development that Conygar were responsible for in Nottingham. A visit to the Nottingham planning portal might be useful for comparison.

Nerd that I am, I checked out the Nottingham planning portal and the information surrounding Conygar's Island Quarter development. If they follow the same approach for St Philips Marsh, they will release a masterplan and specific phased planning applications. To me this makes sense as the early phase development then helps to fund the next.
Of course, Bristol City Council have already produced an overall plan/vision for St Philips Marsh, so I would expect a more detailed masterplan to emerge with the first planning application in the next 6-9 months. Whether the stadium is within the initial planning application, we wait to see.

So, after that initial revelation on that opening day at Blackpool that the FM was our preferred option, progress has been at a glacial pace. Think this monumental achievement deserves its own song - my vote goes to FM (So static it’s cruel)….
