I'm sure if we knew each other (we might for all we know!?) we could come up with a few names past and present that could sing a song let's say... I'm not adverse to change. I try to be objective. But sometimes how and why some people choose to conduct their business has been very unpalatable to say the least.

Redeveloping the mem is the most likely now. Can’t be true. We were told it wasn’t possible. ...of course it's possible. What was meant was it will cost a lot more than a new ground, probably not raise as much money as a new ground (where we fully own everything built there) and will be a lot more inconvenient than building a new ground - it won't be as easy and it won't be as good... ....having said that, the more I think about it the more I like the idea. Say what you like about them as a club but I really like how City have redeveloped Ashton Gate - it's not a soul-less bowl, it's shiny and new but has kept some character and it's the only thing they have done that I think Rovers should copy...

It's not like more and more areas of land that are the required size are likely to become available over the next 5 years... ...I'm sure the owners have investigated most sites in Bristol that would be suitable by now....unless a company with a large land area near to good transport links but not too close to the Green Party heartland goes bust in the next 6 months, potentially the Fruit Market is/was our last sensible option...

I am waiting for the excuse about brexit covid the cost of living crises the war in Ukraine and the trouble in the middle east about any news about any new stadium plans and we must be patient regarding any news

With all the costs involved in searches, surveys, professional advice, legal fees and loans over the past 40 odd years, you would have thought we must have spent at least one decent stands worth of money.
If nothing happens in the next two years you would think the future must be a redevelopment of the Mem.
Time to play monopoly around Alton and Strathmore rds and Filton Ave! With all the students around paying rent, and nest leavers in Bristol not able to afford their own places maybe it is not as far fetched as it sounds.

What developers would want to touch the site now it as ' protection of interest' ?. Additionally if a retail or large scale housing company came in. The well organised lobbyist will object it and take it to a judicial review. This is a lengthy process and it's bad press for any developers . A compromise needs to be found between community and stadium modernisation.

You just set up a few small companies, buy what becomes available, make an income from the rents (and get all the wayward balls back for free) until you have enough in place to make it a more formal process...

Well the club did own an old garage, that Wael and TG did not know about (due diligence type research?) that TG said was going to be used as a creche/sensory room? Colin Williams, Craig Hinton and Jason Roberts? and Ed Ware were all said to own properties around the stadium but I thought they were around Trubshaw. No proof of this - just bloke down the pub told me stories. If the club (Higgs/Dinford era) did own a few houses, you would have thought Wael would have acquired a few more and the South Stand planning would have been simpler/less local objections.
