Well Brentford's old ground now has 350 houses and flats, and the Mem site is larger than that. On the issue of Sainsbury's, they wanted to build a supermarket, not hundreds of houses which can be sold for a large profit. Do you seriously think NH went through all the aggravation with Sainsbury's if he could have simply sold the land for housing? I've no idea what Nick Higgs was thinking, or the circumstances he found himself in at the time, but that's exactly what Wael is proposing. Selling the land to a developer to build houses. Sainsbury's weren't going to offer us a piece of land with potential.fkr a new stadium. UWE were, but we didn't like their terms. Maybe Wael likes the new terms more than UWE's.

Amazing that having a big developer, a banker, the council and numerous consultants working on this potential project and you’ve found a flaw in their cunning plan. I bet they now wish they’d got you involved at the start and saved all this time when it’s clearly a non starter !!! Amazing you think the project is brilliant for Rovers but clearly have no idea what it will cost the club. And yet you know how much Conygar are spending on the wider development.

You keep talking like it’s a straight rental and not leasehold. I’d expect us to only be paying a peppercorn rent. There is no way in this world Wael will give up the Mem (the clubs biggest asset) to face a future of re-negotiating a short term rental every few years that could put our whole existence in jeopardy. So what's in for Congyer if we're only paying them a peppercorn rate, which is something only you seem to be suggesting? No property developer is going to spend the best part of £100m buying the land and building a stadium without some kind of return. Isn’t the stadium just one small part of a huge development in that part of the city which the council are keen to progress and work in partnership with this developer. Maybe they may not make much out of the stadium element of this huge project alone but they will no doubt make huge profit on the project as a whole. Isn’t it the case that the project is split into a number of parts and the council want one of those to have a stadium? Depending on what Wael wants in terms of size of stadium, quality of fit out etc could determine the cost for Rovers contribution - that could be funded by Wael personally or the club taking a mortgage. The mortgage being similar to an individual buying a flat. You wouldn’t take out a mortgage to buy a leasehold flat and still expect to pay the leaseholder a full market value rent.

I surmise that the stadium - as far as Conyger are concerned - is being treated as an enabler, they may not make any money on it, but it opens the door to being able to develop the rest of the wider area. BCC would like a sports venue provided, it may include facilities for the new residents, so the stadium becomes the quid pro quo, or like the S106 agreement, a way councils get the contractor to pay for stuff they can't really afford. Provide a £30M stadium and you will find it easier to get pp for the £500M first phase development with an opportunity to get the 2nd and/or 3rd tranches of development.

You think Conygar’s only involvement in the Temple Quarter development is going to be a football stadium? There isn’t much detail being disclosed or anything confirmed at the moment but it’s seems obvious to me there will be more than just a football stadium, the Evening Post seemed to think so as they said the site is thought to include “large scale housing and urban development containing hotels, restaurants and other leisure facilities “. I think we’ll have to agree to disagree. You think Wael is going to give up the Mem and then rent a stadium at full market rental rates like Coventry meaning he and the football club will have lost its largest asset and the club facing a precarious future. Either that or it’s just another thread where you just want to argue for the sake of it.

I assumed you would know what was being built when you knew what they were spending on the project.

I don't know if you're just playing devil's advocate, but quite clearly, to anyone with an ounce of sense, the deal would not even be discussed if, as you suggest, there won't be much room for housing at the Mem, they won't pay us much for it, they won't pay in full or part for a new stadium and they don't have any interests in the massive wider development. I'm not gullible and I'm normally sceptical, but this opportunity is clearly a runner, as the developers, Wael and the Mayor have said. I think you need to take a step back and look at the positives and how we can achieve them, rather than bringing up fundamental issues that have probably been discussed and sorted long ago. It's about the money now, not the principle of whether is feasible.

I thought the developer has a twelve month window to start the planning process, say apply for planning permission for the ground within the first 12 months once that option has been enacted the greater development can take longer with the many vested interests involved? Just a theory, but it’s obvious to anyone now we cannot progress without a stadium fit for the 21st century.
