It's probably madness but why don't we just build a football stadium, forget hotels and fitness centres just build something which can be used for football with a conference suite etc. We seem to have spent decades trying to build something with non football facilities but they've never really even got close to them leaving the drawing board. I also think the benefits of “non match day revenue” that is often mentioned is overstated. Being a thriving football club that does football well has to be our goal. Leave the gyms and nurseries to the experts.

Childcare centres are total gold mines over here, assume it is the same in the UK. Given that childcare is used 7am to 6pm on weekdays and could then be also used by Rovers families for weekday evening games and Saturday games it seems like a total no brainer. Making money out of that space almost continuously which is what you really want.
You cream in the cash in the week and offer very cheap care for gas family kids on matchdays to encourage more fans through the turnstiles. Added bonus that the toddlers get brainwashed into the quarters at a young age...

Lovely sentiment but without multiple revenue streams (non-football related) there will be no business case to generate the investment which will be needed to fund the build. Apart from that what a waste of an opportunity that would be for the club and the wider community. The stadium would be redundant 95% of the time, so it would be costing the club to run and operate it without the means of even recovering that cost let alone paying back the capital investment. The club don't need to be experts in running additional facilities such as a gym and a creche, we would just provide the space and facilities and charge independent business to lease them from us making a handsome profit in return. Those profits can then be reinvested back into the football club, in part at least. This side of the river we don't have a rosy cheeked tax dodging lady garden owner who is prepared to throw his own money into a bottomless pit. We need to maximise the revenues in order to fund the stadium and invest in the club so it can move forward.

What about holding D list music events? These events could not only attract more revenue but also it brings people to the ground who might not of shown an interest before.

Micro Brewery? think this was mentioned not long ago when talks were started with the locals about the latest Mem development. This would be a great addition to the stadium and a very good money spinner. Beer straight to the stadium bars and bottle beers to walk home with. They could also supply local shops and pubs and sell gift packs in the club shop.

I was thinking perhaps putting Greyhound track around pitch and bringing racing back, could earn a few bob with bar takings food etc. Not for me, that would mean the stands would be further away from the pitch which would affect the spectator experience and atmosphere, also space is at a premium on the site so we need the stadium to be quite compact imo. I think the plan is for it to be a community stadium so it could include these sorts of facilities, all of which could raise revenue for the club when the stadium is not use on a match day: - Conference rooms / meeting rooms - Gymnasium / Fitness Studio - Business centre - Library / IT hub - Climbing centre - Small business units for short term rent by tech start up companies - Retail units (shops / restaurants / bar ) coffee shop) - Bike rental / repair centre - Hair / beauty salon There's also the possibility that it could incorporate housing or student accommodation and a hotel which were previously included with the last development proposal that secured planning consent. I think there is a huge amount of potential with this project given its location and a lot of the items listed above would benefit the local community which would really help gain support during the planning process, it could be a win win situation imo.
