As of literally less than two hours ago when I was at The Colony I can confirm than nothing has changed - apart from the grass and weeds that are still growing nicely. The club is doomed. The AlQadis want out. Sack the board, sack the beard sack the boss. Sack the bone 😂

Speaking as one who knows nothing, I can't help being slightly concerned that the patch of weeds we own, which was meant to be our modest new training facility, seems to be turning into an epic long-scale project with unknown timescales.
It's just a few low-rise buildings and new pitches next to the motorway. What is happening and why is it taking so long?
My gut feeling is that the owners want to see promotion before they spend heavily on the training ground and then the stadium, whereas DC wants to see investment in those things before he can get us into the Championship.
The two are incompatible.

That's what I was fearing - not much urgency. Well DC said in his interview with 20man that the training ground had to be in place by the 19/20 season. The al qadis and hamer aren't idiots and know the public opinion is and the way he is will always be with DC so to go against what he says has to happen would be a very bad statement and public opinion would turn on the owners. So do you think the AQL's are going to commit to spend £m's on the training ground just to keep DC & the fans happy or because there's a business need? Although it would be nice to here from Wael or Hamer what is going on with the training ground plans given they suggested that plans were going to be submitted this month.

So why recruit all the personnel if the buildings to house them in weren't forthcoming? Buying a Football club at considerable expense, spending a fair bit on staff and the academy and then wait for promotion before committing to any firm investment, all whilst the club is losing £3m per year would just make no sense at all as an investment plan, it'd be financial suicide. I really don't think the Al qadi's would have appointed a developer before making a firm decision on where to build the training ground. That would just be chucking money down the drain and they are canny businessmen who wouldn't commit to something unless absolutely certain.

There is a process to developments. First the Client (Wael) has a dream and a concept. Second the Client gets advice from qualified designers to provide a budget estimate. This then defines wether to improve or reduce the concept to the money available under the business plan. Thirdly the design is worked up and re-evaluated to confirm it fits the Clients brief and is within the estimate. Fourthly the designer knocks up a contract, specification and plans. Fifth. It is normal for the contractor (unless a design and build contract) to price up the project within 6 weeks. Sixth. At some point in that process planning approval is sought. I understand the site has planning approval so assuming there is no significant changes it only needs minor changes to get those changes agreed rather than full planning. (this is a normal process) I understand the design to be submitted is for those minor changes and Building regulations. The Club made a statement recently that the Designer will submit to South Glos Council in May 2018. Also that a contractor has been appointed. South Glos will respond within 4-6 weeks. Assuming these statements are correct and there is no slippage expect a design on South Glos web site within 3 weeks. South Glos to respond by mid July and contractor mobilised and on site sometime in August 2018. YOU READ IT HERE FIRST Keep the faith UTG

I don't understand what you understand by me understanding. I was not guessing it is a fact the site has planning consent. The club has made a statement that they have engaged a designer, thus the design will have changed from the planning consent to whatever degree Wael's concept is. The site had planning consent for sport related matters with conditions. Those conditions were amended by Rovers prior to purchasing the site. Rugby club changing rooms houses 15 a side teams and football 11 a side. Rugby and football pitches approximately the same size. No major material change there in planning consent. Number of pitches if different is simply grass. Car parking was included in planning consent. Where planning may be needed is if office space is to be built alongside the "Club House" drinking den to be Called The Pirate public house? Rumours of building 500 houses, multi story tower blocks and 5* hotels on the site in the green belt seem to me to be way off course. Some sort of low key building for gym and social functions as a local amenity and to cover running cost seem likely though to my thinking. That is my "guess"
