Plan B - What would be your way foward?
1. I would not take Sainsbury's to appeal when the chances of success are in reality very weak - we just have to take it on the chin however much disdain we have for FTSE100 bullies and shysters.
2. We need to pro-actively market the Mem for housing putting in a planning application for residential as soon as possible.
3. We need to hold immediate discussions with UWE to drastically revamp the UWE Stadium scheme into more of a "sports village complex" to incorporate the following elements:
- a 22,000 capacity All Seater Stadium
- Student Residential Accommodation
- a Local Convenience Store (not Sainsbury's)
- a Hotel
- Health & Fitness suites
- other social and leisure facilities
This will of course entail a further planning application.
4. We need to undertake detailed discussions with South Gloucestershire Council's Chief Executive and Economic Development Team to unlock further funding and to get SGC firmly on board.
5. We should be looking to achieve a breakdown in funding of the following order:
Sale of Mem for housing - £15 million
Profits from Student Residential Accommodation, Local Convenience Store, Hotel & ancillaries - £15 million
Grants etc - £5 million
Pump-prime funding from SGC - £5 million
BRFC BOD contribution - £5 million
TOTAL - £45million.
A major new investor in my view is not going to "breeze in" unless the stadium project is underway. We have a tremendous club but we need dynamic leadership at this moment in time more than ever. I hope that NH, TW and the Board are actively arranging "their alternative plan(s)" with both skill and haste.
