In the New Year the council will be consulting on a development framework for the Temple Meads Enterprise Zone. Below is the St Phillips Marsh area. As can be seen, area 2 which includes the Fruit Market, is zoned to include a potential new sports stadium. Will the cash strapped council be building one? Absolutely not, especially in a two club city. We can probably conclude that informal talks have taken place, and any developer wishing to provide a stadium will be pushing at an open door. However, this is where we get to our perennial problem. We need both land and finance. We have never managed to achieve both, as the partner providing one or the other, has always failed to deliver. You may notice the hotel and conference facility...that may be connected to the stadium.

Somewhere might be a problem, but as I've said before, neither City or Rovers have ever had a planning application turned down by BCC. True. Lyde Green would do us just fine, but that's GCC isn't it? Said on the other thread, but how do we build there and it not be soul less out of town place with nothing decent around and only really reachable by car?

How can you turn something like that into a negative of we don’t have no cash and we don’t have no land. We’ve been talking about the Fruit Market site for years and now there’s proof it’s still on as it’s in the master plan, at the very site we’ve been discussing for years. Do we need planning if this master plan has a potential new stadium in it? Whilst it’s worded anti climatically I’m sure it needs to be as otherwise the council will receive flack if it doesn’t make it to fruition (excuse the non deliberate pun) It’s happening people. O no its not; at least its no until Wael says otherwise; there in lies the conundrum, Wael will by now be well aware the hopeless out of his depth mayor of Bristol has to date already spent £Ms trying to refurbish the old "Hall" / Beacon which was incidentally shut during 2019 and has no actual date for when it will be ever opened again, he has also been unable to build a much needed Arena, but managed to spend £Ms on a bridge to nowhere next to the old Bristol Post Office building. Wael is an accomplished business and would have worked out the idiots who run BCC have not ever delivered anything significant for the city, although they did once threaten to build a tunnel from Bristol to the airport. Ha ha ha. Imo Wael would be better off having a grown up discussion with South Glos. O ye we have already done that, doh.

Typical Rovers when it comes to stadiums, just when you thought all was lost another stadium story breaks.
Although it's totally bizarre that a sports stadium is shown on BCC's plans for the area but the club itself is totally silent concerning any stadium plans. Plus it's all gone quiet on the Congyer Investment front.

Bristol CC operated for centuries as an enabling and providing Council funded by rates and government funding. They built and operated the City Docks, Avonmouth Docks, Bristol Airport, Concert Hall, Broadmead post WW2 devastation and housing for the poorer of society etc. For decades all governments have prevented Local Councils from risking public money in the type of projects listed previously. Thus BCC not being allowed to fund improvements in these projects have been forced to sell them off to private enterprise. (good or bad is your call). Thus BCC are now enablers rather than providers and operators, eg refuse collection, highway maintenance etc are enabled by BCC but provided by contractors. except for social housing. I understand for the first time in decades BCC are now building social housing again? Temple meads Arena site was owned by British Rail and no longer required. The site was grossly contaminated and could not be economically redeveloped unless funded by government money. BCC did not fund this site. The design and design team was forced on BCC by government and constructed by private developers. The bridge was part of the system that should have "enabled" the site to be developed and was complete prior to Marvelous Marvin, he only cancelled the Arena as no operators came forward to run it due to the huge cost still to be paid. The same occurred with government millennium money on the City Centre Colston Hall was similar BCC had no money to provide the improvement needed so it is now operated by a private company who are making the changes not BCC. BCC are the Planning Authority and thus create a planning brief to "enable" not provide area wide regeneration. A number of 'reasons' were given for the cancellation of the arena at arena island each one shot down eventually the one used was what is the best value for money for the land use, given that the arena would have been up and running by now generating millions for Bristol's economy bringing footfall to the centre and it's still an empty field without even planning for homes etc this looks a bit laughable. As for the claim there was no operator of the Arena this is not the case.

Planning permission will be required for all the developments in the masterplan area. Having a particular use designated in the plan, certainly helps though.

Also Buckingham Group had apparently offered to build it for a fixed price £100m (the council have never denied this), which makes the £160m cost often touted by Marvin rather overinflated. Anyway, back to football stadia …

I couldn't find any reference to it on the website earlier and if you enter "stadium" in the search box then nothing is found, hopefully it's not a photo shopped document. Although there is a recent newsletter uploaded dated December 2022 so that part the website has been update recently.

When was this published? Is it a new document or something older? I ask because the website's last update was June 2020. It is taken from a Zoom PowerPoint presentation to Bristol Civic Society this month, which is on their website. The two presenters were from the team producing the master plan framework. One is a town planner, the other is dealing with public consultation. I put the salient slide on here as I thought it might be of interest. They do not go into any detail about a potential stadium, in fact it’s hardly mentioned, they just cover the overarching themes of the whole master plan.

If we were in talks with developers do you really think JB is planning on still being our manager when we've gone through planning, financing the build and then building the stadium, all of which could take up to a decade even without too many major issues such as JR's? Just for arguments sake. If JB has his eyes on the prem ,how long do you think that would take ? If everything went to plan...maybe five years minimum. Depending on how far down the road the club already are is quite feasible. For example. Wael announces on jan 1st that rovers have agreed a deal to purchase land at Lyde green. Plans have been drawn up and will go on public display for consultation from 5th january. The financong of the stadium is in place. Planning permission will be applied for before the end of the month. Construction companies have been appointed and will comence work once permission is granted. Should everything go to schedule works should begin on july 1st 2023. With completion being in time for the 2024/25 season. Lyde green is gone for us. Was my preferred place. I’m expecting news to break in the new year.
