In contrast to all the off field excitement, a quiet Sunday at The Quarters. The wind has blown the temporary fencing over though. The what I assume is the final exterior brick work for the clubhouse can be seen. A sort of orangey brown. A wooden storage shed has appeared close to the water tank. For balls, cones, or maybe lawnmowers etc? Tidying up work behind the gym continues.

A murky damp morning at The Quarters. No further progress on the clubhouse, as we wait for South Glos to process the planning conditions. A car park pretty full as the players hold a morning training session with Paul Tisdale leading it. The session was being filmed. I'm not giving away any secrets, if I say that we were practising corner routines when I walked by.

I dropped by earlier in the week. As you say Womble, little progress at the moment. I noticed some sort of earthworks on the far side beyond the tank. Little else going on.

Are we literally building what was proposed in 1992? Not exactly. The development of the gym was done during permitted rights for a former agricultural building. The clubhouse is using the same footprint as the 2001 permission. Just to make things slightly more complicated, the 2001 permission was modified in 2016 to remove some restrictions on hours of use. The new application that poorblue refers to, is to attach the drawings from the 2001 permission to the modified 2016 permission (which didn’t include them), so that modifications can be made. For instance, the original plan was for grey brickwork and red roof tiles. We are proposing to reverse this. The internal layout will also be different from the original.

It's probably far easier to amend pp for an approved building than start again from scratch and seek full pp. Although even if we just built what was approved in 1992 then it will be a damn sight better than what we've had for the past couple (?) of decades, which was nothing of our own!

To try and clarify what is being built where, the clubhouse layout is visible as the tee shape towards the bottom right of this aerial shot from the club's contractors. Since then the foundations have been poured and the walls completed to the level of the damp proof course. Further progress waits on South Glos signing off the conditions. The building exterior from the 2001 permission. The proposed change in brickwork and roof tiles.

I thought it was around £1m where have you got the £2m figure from? Have we ever been told the purchase price? The 1.25 acre plot where the gym and demolished out buildings are, was for sale in 2016 for offers over £275,000 (with permission to convert to dwellings). Agricultural land is worth around a maximum of £9,000 an acre according to Farmers Weekly, so that gives a baseline of around £509,000. If the previous owner got in excess of £750,000, that suggests they did rather well. That said, the presence of an existing permission for a clubhouse and groundsman’s store, with an established sporting use, probably makes it worth a football club in search of a training ground, paying a premium.

I see the Bristol Rugby address for the planning application and it's dated 1992, is this the correct? Crazy it was that long ago. That would explain the Rugby posts on the sketches though. Also the fact these are sketches instead of a digitised image!
Anyone know how long have we owned this land? The only worrying feature about the clubhouse is there's no physio rooms or gym. Presumably the plans will be adapted to accommodate them.

When Shaun Roberts did his first video at the training ground, he said that the last bay of the barn would be partitioned from the gym and used as a room for the physios, so I’m sure you’re right.

Wael showed an image of the revised layout on his phone during the online fan Q&A. Unfortunately this rather blurry screenshot is the best I can do. It's due to include offices, changing rooms, a media room, a boot room, a kitchen and dining/rest area.
