It's a pretty common practice though, isn't it? Build something modest first and then apply to extend. Much easier than going for a large facility at initial planning.and the whole thing getting rejected. I'm as critical of the club as most, at least recently, but I don't think they've played this one badly at all. How many buildings in Bristol can you name which were fully built then, within a year or so, were partially demolished and rebuilt to a new design? Given we seem to have little difficulty getting pp for the new design that I can't see we would have that hard a time getting pp before we started construction. The extension was being planned while Ben Garner was still manager, in fact before construction of the present building had actually begun.

Excellent news, this really opens up the possibilities of what we can use the site for, with the youth academy and women’s side moving in on the horizon I’d imagine. One area of the club where things are looking bright.

I thought with no U23 matches and our kids going off on loan we were planning on doing away with that setup. This leads me to believe that its potentially going the other way... confused or what

There has as you said in previous statements, we should have got PP first before building the complex.

Those were submitted back in June to cover the landscaping etc. They have yet to be processed by South Glos.

Amazing that it is reported the Caravan Club have objected when what has actually happened is a generic letter of support for a small caravan site has been submitted by a local owner. I suspect they do not even know their name has been used in this way.

It looks a bit more than just "landscaping etc" with suggestions it includes an internal path, gates and a caretakers house etc, plus there's a query why the proposed pitches have been reduced from 8 to 3, although I thought 8 pitches was the rugby club's initial plans and the Rovers/DS had only ever sought pp for 3 or 4 pitches.

That's exactly what the plan is if you read the planning application. Phase 2 is a 4g pitch, to be constructed after the club house and all construction work is complete. Timing? Xmas announcement in the pipeline as we hit the top six

Some of it is to do with conditions attached to the original planning permission, such as the path that Rovers suggest routing inside the fence, rather than along the road. The caretaker’s house was mentioned by Wael I think during the online Q&A, but this is the first time permission for it has been applied for. As the area has permission for sports use I don’t think that the number of pitches is an issue, but they are proposing turning the 3G pitch through 90 degrees compared to where the floodlit rugby pitch was planned. I think the changed position of the floodlights is why it is included. I suppose it is more than just landscaping Topper, but you can hide a lot in the etc I put. 😀
