The Margate striker has been in excellent form over the past year, and Football League clubs are scrambling for his signature.
HITC understands League Two side Stevenage have had a bid for Ladapo rejected.
Dagenham and Redbridge were interested in the striker, but a move looks unlikely, with the club unable to match Margate's asking price.
League Two play-off chasers Bristol Rovers are interested in Ladapo, as are 21st placed Hartlepool, but neither side have yet bid.
The team closest to pulling off a deal for the 22-year-old are non-league Barrow, who are close to meeting Margate's demands, but Ladapo is understood to be hoping for a move to a Football League club.
Barrow are in 16th place in the Vanarama National League, a division above Margate.

Ladapo plays for Margate, and has previously played for Colchester United and Kidderminster.
He signed for Margate last January and scored 22 goals in the calendar year of 2015.
Prior to that the Romford born striker scored 17 goals in 26 games for Grays Athletic during a loan spell.
The 22-year-old has continued his excellent form into the new year, helping Margate to a victory away at Ebbsfleet United at the weekend.
