The mem is not suitable for championship football without major investment even for short term use. The league rules won't allow use of terrace after a few seasons max. This is why DC refers to championship aspirations as being medium term plans rather than immediate plans. As far as new stadiums....even if rovers built a 10,000 seater stadium it would be fine short term. The fact is if BRFC or even BCFC became established premier league teams and kicked on to euro cups then the financial benefits via higher international profile and world wide following would mean it would be in the cities interest to allow the clubs to build stadiums that could further enhance the standing of both football clubs and the city. That's just a simple business decision. Ashton gates 27,000 is about as big as the site can hold without demolishing houses, should city ever reach a standard where they are playing Barcelona in a semi final then Bristol would find a site for a 55,000 stadium pretty easily. To do otherwise is commercial stupidity. Hardly in Bristol's Council's interest for us to be forced to build a stadium in S Glos?? I personally think I'll either be sat at the UWE within 3 years, or still stuck at the Mem in 5 years still talking about a new stadium being built. You do have to wonder why Wael/his advisors didn't approach the UWE about the stadium plans before buying the club, if they are now hitting problems they can't overcome.

They are not interested in helping us or city particularly on the way up......once there they will see their benefits outweigh any costs or inconvenience.and be more than helpful. Even Steve Lansdowne realised it was better to just upgrade ashton gate than go through endless stadium searches and protests elsewhere.....he probably also knows things change when TV cameras broadcasting to the world are in the city every other week. After all what city wants someone moaning about how hard it is to expand a thriving business or get things done on international TV

Although this talk about an hotel, is similar to the Emersons Green talk, somebody like Gasincider mentions it on the forum as a possibility and then for no obvious reason it becomes accepted as fact, until SH or Wael suggests otherwise. All I can recall is Wael suggesting he was interested in also using the two strips of land, but he gave no indication what plans he had for them.

Don't think a provincial football stadium counts as part of the national infrastructure, so my guess would be about the same amount of time as it did before.

Just over 10 months from pp being officially sought (see below), however, god knows how long it took to draw up the lines and get S Glos planning to initial agreement to the plans them before pp was sought, I'd have thought from instructing architects to draw up plans to getting pp must take the best part of 2 years? I doubt getting pp at Emersons Green will be as fairly straight forward as it was at the UWE and could well go to a public enquiry given the problems we had at Filton/Hambroke/Stoke Gifford? Planning Permission (South Gloucestershire Council) Application: PT12/0888/F Received: 9th March 2012; Permission granted (decison notice issued 17th January 2013)

Too bloody long. The pp we have at the moment is extremely valuable in my opinion. To go through all that again will take a lot of time and money, also will the infrastructure be in place at any new site like it is at uwe. I think someone needs to explain to wael how difficult it is to get anything built in this country and especially this city. Even if pp is achieved you have potential public enquiries and judicial reviews. No uwe and it's 5 years minimum.

It is completely illegal to hide or disguise material fact or contingent liabilities. Rubbish, they knew what they were doing, even if they found some of the commercial negotiations naive.

Of course they would have done due diligence but my point was, were all the ground details set out in a contract? Were the things agreed set out on paper in a contract? Many aspects of the ground appear to have been verbal agreements as opposed to contractually written agreements. It seems as if over the course of the ground negotiations since Feb they've become aware of more and more they disagree with and question as they've spent more time trying to move the project forward. Very little from the previous regime seem to be set out and I just wondered if all the details on the ground were agreed. I am sure they know and knew exactly what they were doing which is what has made me feel very comfortable having them as owners. UTG!
