At the time of us moving back to the stadium I knew Geoff Dunford quite well. He said to me that the rugby club stand was a complete waste of money as they had paid more for it that Peterborough had paid for their new stand down the side of the whole pitch including boxes. He also told me that the club considered a temporary home as developing it would be difficult due to its locality AND the geology. I seem to remember that the floodlight pole in the South West corner held every thing up due to the rock their being very hard. He did say though that you could probably get planning permission for a couple of stands as long as they were not higher than the tree line, or higher than the present stand. Without moving the pitch you could get a 5000 all seater where the north terrace is, and a 7000 all seater where the Dry build terrace / meccanno stand is. I asked him about the Blue stand being expanded and he said you could not do it because the sight lines would be terrible, again he said the rugger boys were sold a pup.
Personally I think if you want a new ground at the Mem you need to lose half the car park and move the entire ground over. They don't make a lot of money from parking and I think a car park that held the directors cars, employees cars and the away coaches would be big enough, The advantage to this is that it gives you a lot more space on the West side to build a 4500, stand and have facilities beneath it. In the main stand you want all the dressing rooms, 2 rows of boxes that double up as hotel rooms and a bar and a restaurant.
I once stayed at the West Ham hotel. In the morning I was surprised to wake up on the half way line (in the bedroom level with it, before the jokes come out). But I hung about as they turned the bedroom in to a box. The bed folded up in to the wall and the bottom of the bed was a wooden cabinet. The only clue to the box being a hotel room was the fact that it had a bath and a shower room in there, although if you had come straight from work and were going out that night it could be a bonus for you. The desk became a table for food, the mini fridge was re stocked and the TV was tuned to West Ham TV. I don't know that their new ground is like for these type of facilities, but I think we could do a smaller version. Also as at Blackpool's ground we could rent out spaces for a doctors surgery, a crèche, shops (other than our own). It could work but I doubt if we could get more than a 18000 to 20,000 capacity which is ok until you get a Prem team in a cup game, but as we know DC doesn't do the FA cup
