If the price is £58m for the fruit market then I can see why other sites are being looked at. How (long) would that sort of investment take to get back and turn a profit But who pays the asking price in any property deal, assuming Total Produce want to sell then the asking price will be dictated by what the market is prepared to pay.

What is the valuation of the Mem site and how much larger is the FM site? Don't know the actual value, but measuring on google maps the Fruit Market site is nearly twice the size of the Mem Site (59,000m2 vs 30,000m2)
However (2017) land prices for Bristol were £3.42m/ha. for residential land, £1m/ha. for industrial land. So you could argue the Mem site is worth more (?)
As others have reported, I think the total land area of the developments in St Phillip's Marsh are larger than just the fruit market site.

That's a good point and well spotted. Although of course the potential owners would have to pay a lot more than that to buy out all the existing traders. Unless the existing traders could just have their leases or trading agreements terminated when their current terms expire. Which could be anything from 6 months to 5 years. The longer the lease, the higher the cost to buy them out. I don't know what I'm talking about here, so I'll stop now.....

We should buy a half share of Twerton Park 1. Need capital to do that. 2. Only value in the club is I believe subject to a charge (stadium) which would need to be sold to cover our debt. 3. Anyone putting money into the club would almost certainly want to get something out of it unless they were a fan, and you won't get any return on investment at Twerton. 4. Even an upgraded Twerton would be league 2 in terms of capacity. Not having a go, because I have an awful feeling we will end up there "temporarily" to "clear debts" and enable a "focussed stadium site acquisition" What that would actually enable is for the owners to get their money back and f**k off eastwards. Looks like Bath City are going for a 3G pitch which would rule out a ground share under current League rules. Any purchaser will have to pay at least the market value of the entire development site, and that includes any likely change in use, rather than on the basis of the current predominantly B8 user presumably. Additionally, the current occupiers appear well settled so will need "persuading" The valuation of the Mem is a bit of a red herring though, because it is effectively worthless, being subject to a charge that probably matches its site value. I suspect the market site is of interest because of a hint that the mayor might divert public funds there rather than the arena site, but I think that would get a rough ride.
