It is a Huge amount of money but we don't know the true size of the plot do we? anyone know if the clubs bankers are now the Jordanian bank. If true that a stadium related deal has been done with FM, I would imagine it is for more than just a stadium and may include relocation costs for the businesses there today. Pure speculation on my part as trying to make sense of the £75m rumours we are hearing while sat in the garden drinking! Why would the site developers be paying a premium on top of the purchase price to reallocate the occupants of the site? I am reliably informed the price agreed for the FM site is £63M. I don't know where the £75M quoted by that Twitter account comes from.
As well as the Fruit Market the developers are buying the recycling depot and some other bits and pieces around the site - maybe in total the price of the land is around £75M?

It is unclear if Rovers are actually involved, but given Wael's announcement the other day I'd say it was likely. Fingers crossed for a good outcome.

Then we need to build the thing which you would think would cost at least another £40m on top, plus solicitors fees for planning permission and plans etc. To sell the mem would offset some of that but even so...

Then we need to build the thing which you would think would cost at least another £40m on top, plus solicitors fees for planning permission and plans etc. To sell the mem would offset some of that but even so... I would guess the £75m figure would be for the whole area which is to be developed, with just a part of that being for any proposed stadium(?). A sum of £75m simply for the land and then tens of millions for the build just wouldn’t make any sense.

As a benchmark, UWE was c£40m of which £8m was theoretical cost of land, £29m build and £3m ancillary costs (iirc). That was a clear greenfield site, the Fruit Market will presumably need to include additional costs of clearing. Maybe some of that could be offset by things such as tax breaks, utilities being present, cheaper materials and labour, but I guess it will still be more than a nominal amount. Can anyone confirm either way?

I think Sainsbury’s offer was £29m. The new big supermarket era is over though, so housing is the most likely option - perhaps worth somewhere in the £12-15m range.

Rovers almost certainly won't be paying £65 million odd for a piece of land, they'll be partners with a developer/investors and lease the stadium I expect if we are involved in the project, with the developers putting offices/housing/commercial developments around it. Rovers stake in the project would then be financed by the sale of the mem, kind of like what Luton plan to do at Power Court, which is also a brownfield inner city development.
