It surprises me that a version of the Mem redevelopment supported by student flats hasn’t resurfaced. There is still demand for student housing and I would have thought that it’s proximity to Gloucester Rd and its bus routes would make it attractive. It should be possible to tweak the scheme to a capacity of close to 20,000, and would require relatively little capital input from our owners. The main disadvantages would be the lack of capacity to expand and the difficulty of producing income streams apart from on match days. If they'd have built those student flats they'd be billionaires by now. Ridiculously short-sighted decision, whoever made it. (genuinely can't remember the name of the company)

Uwe would've been built by now. Who cares if we didn't own it. Waels ego was responsible for that project biting the dust and we could've been playing in a 21,700 seat stadium by now. Just redevelop the men into a 18,000 all seater. Should be easy enough. Loads of space on the car park side. Gillingham and Plymouth have redeveloped their grounds into smart all seater stadiums without any fuss with a capacity of about 18,000 and they are similar sized clubs to ourselves. If they can do it, why can't we??

Finance, planning, restricted drink licensing laws, having to play at an alternative ground for up to 2 seasons, a better option elsewhere, take your pick as there must be a reason as two BoD's, three if you include the Dunford's, decided it wasn't viable.

Having a crystal ball to see into the future is clearly something we lack as a club. Although it's hard to believe everytime we get remotely close to doing anything stadium wise some national/international crisis stops it in its tracks, the banking crisis, supermarket wars, now COVID.

The second time around it was UWE that pulled out having decided that building student accommodation on its land might be a better bet. It probably is.

We won't have to buy land before we build a stadium, we got given planning for redevelopment before so no reason we won't again, we can build while fans are banned and still play there, rebuilding stand by stand, there are no better options elsewhere, licensing laws are not an issue at all and it was Geoff Dunford's preferred option so there we go.. I've rubbished every single one of your ridiculous counter arguments
