Another issue to consider is the sell of the MEM. I assume the package is reliant on the transfer of funds from Mem deal. What will they be building at Mem ?. Given the headache of articulate educated middle class activist who know the legal system inside out . Will the revamped Trash : Horfield Rose : Greens not oppose and defer any alternative project at the Mem. Will this new company want the headache and bad publicity which awaits them locally in Horfield having purchased land at the Mem ?. This is why any plans now for an upgrade on the Mem will fly through with NO opposition. They know full well ( activist) if they oppose a proposed south stand it will be used against them . So we have two minefields like a housing chain !. Well they can’t object what’s not planned and it would likely be earmarked for housing if some description. I would say that the Mem sale would be transferred once the stadium is completed and we’ve got the keys. Whatever price they agree for it now could very possibly rise in the 4-5 years it would take for the new ground to be built, so there’s money to be made at both ends.

Fair point but if your spending 20 odd million on land you want a 100% guarantee it can be built on. The inner city is brown belt with no surrounding communities. Remember talks have been going on between groups and the Mem have been giving special status and a degree of protection. I'm confident the council will allow a revamp of Mem less so the Greens / activist will allow Destruction of stadium at BCC planning .

If we’ve gained planning for a Sainsburys on the site and planning for an 18,000 revamp for the site, then it’s almost guaranteed that we won’t have too much of a problem gaining PP if considerations for the local community are made. Ask most residents if they’d want a big supermarket, a football stadium or a housing development on the site and they’ll say the latter. The Green’s aren’t against building on inner city brownfield land if it protects the green belt either.

The fact we got P.P is fruitless if you can use a legal loophole. Secondly the Greens are the biggest group on council . Thirdly : they have campaigned locally to protect the Mem. So anything other than a revamp of the Mem will be difficult. They may even scoope lower to disrupt plans on the Mem. I think we underestimate the local activist backed by the Greens !.

"special protection" simply means the local residents have 6(?) months to match the agreed sale price, there's no way they are stumping up £20m+ to buy the land. Special protection clearly shouldn't apply to football stadia etc.

Walking down the street road that links the Welly to the Mem, mate of mine points out a bloke wearing a hoody a few metres ahead (literally could’ve been anyone) and it’s none other than WAQ himself. Queue a bit of momentary chanting & applauding, he waited for us at the bottom of the junction and I shook the man’s hand for the first time ever. Offering my eternal gratitude for EVERYTHING. And he couldn’t have looked any more sheepish. What a man. He is indeed, saw him on the platform at Exeter Railway Station after the 4-1 defeat last season, he had discussions with any Rovers fans who approached him, could quite easily have kept a lower profile until the train arrived.

Sainsbury’s pulling out finished UWE rather than the Greens. There is also a big difference between campaigning when you are the opposition and effectively not responsible for the outcomes, and being potentially the party in power. It’s worth bearing in mind that a committee can’t refuse things without good reason, as the applicant has the route of appeal and potentially could claim costs against the council.

Its good news,but will some of us old bastards live long enough to actually see it built? Fingers crossed once again. It's a good question. The purchase of the land will take 2-3 years to go through. Then the current tenants will be given 2 years to find a new home. That means it will be 4-5 years minimum before building can even start. This seems completely wrong. They have purchased a short term option to purchase the land. If they decide to go ahead then time is money. They won't wait 4-5 years to start building.

I'd imagine plans would need to be fully approved before the FM will move out, hopefully, they've already got land earmarked aleady for when they do have to leave the FM

Remember the ground was built as a memorial for the rugby players of Bristol who died in the war.
I would imagine this can be done with a small garden / memorial within a housing development and could be quite nice actually.
I can't imagine locals actively protesting against the removal of a stadium at the site though.
Planning permission cannot be assumed and taken for granted though, although my opinion is that there should not be a problem.

Agree, I think the biggest obstacle this time is a change of heart by Conygar or us, can't see planning permission for the FM or any plans for the Mem being a major issue.

I can't honestly see Congyer spending all this time and money on planning a major development, with the stadium being the centre piece only to have a change of mind.
The bigger risk is Wael, or his financial backers, getting cold feet or failing to agree on the terms of the deal.
