That's why it would make sense to build the first stand behind the East Stand. If you build it, you could then pull down the old one in front of if without compromising capacity. You can't do the west or south stands first as there isn't the room and both will need to be closed. You could start with the North Terrace but that would have the biggest impact on attendance so is unlikely until at least one other is done unless we move out for a season to get started? Yeah, if you did an 8,000-9,000er in the car park, you wouldn't need to go stand by stand, you could just rebuild the rest of the ground in one go around a moved pitch. We could even reposition the tent for a season or two and allocate it for away fans.

This obvious would be aim to rotate the pitch 90°.
1. Build behind the east stand and sections of the new south and north. 2. Demolish the east stand in the off season. 3. Open the new stands. Keeping the pitch in place for now. (Raised capacity) 4. Prepare new surface for pitch. During the season. 5. Rotate the pitch in the close season. Install temporary tent. Along length of pitch. 6. Extend new south Stand in sections. 7. Demolish west end. ( capacity reduced back to 11k ) 8. Rebuild west. 9. Rebuild north terrace in sections.
At no point should our capacity be reduced to less than it is now. Alright it may take longer. But means no paying rent on a second home while we rebuild our own.

How dare you post on here a sensible idea. We all know forums are not for stating positive ideas. Next thing you'll be saying turn pitch and move eastwards a bit so that west stand can eventually be brought forward and that the new footprint would mean all residents get a bit of space between their houses and the ground meaning they'd be less likely to moan about plans. Way too sensible

If (and I say big if), we build just one stand - it will be our biggest ground improvement since the 1950's.
However, it will still be less than most of the rest of the football league have acheived in that time!

Sure, but the point I was implying was that if we have 8-9000 on one side we could build the rest of the stadium while still accommodating the same sort of crowd we get at the moment. Pretty sure there's no reason that stadiums should have to the same amount of seats on each side.

Well we've already achieved planning consent for an 18500 stadium on the same plot previously so it is definately big enough. In addition to that the previous consented design was wrapped with student accommodation and had a hotel on one corner!

The site is virtually a square in the fact its as broad as long ish.
To do anything other than build a new East stand behind the current one though very slightly to the north (to allow a bigger south end of the ground ,would mean the rest of the site would have pretty small stands.
The New east stand would contain boxes and changing rooms (plus the usual bars etc.) Having a 7000 plus capacity and the key facilities it will allow any or all the other parts of the ground to be demolished.
Pretty soon after the finished new east stand is open the old east stand will be removed and the Thatchers end will be gone so the pitch can be moved. At this stage the club can put as many temporary structures in place that it needs.
Logistically you would imagine the new south stand would be the second new stand built (at this stage access to that end would be at its greatest.Maybe holding 2-3000 people either single or double tier.
The end result will see a (just under ) half size version of Stamford bridge.

The problem with that though is all around the Goodison footprint are road. The Mem footprint has back gardens all around it. Which means roads need to be put in to allow vehicle and pedestrian access. So look at Goodison then remove 5m all the way around...and then some for the parking the club "has" to provide at a minimum.
I would guess a 19000 stadium where another tier could be added to one or more stands in the future should it be required.
I suspect that a 28,000 stadium "could be" built on the site...but the access as it is would probably not allow for this. Although potentially there could be another access point direct to muller road and one to Alton rd (?) and even one to Gloucester rd at the point it meets Filton avenue.
The sad thing is that back in time if the old rugby training pitches had not been sold for housing a new stadium could have been built on that side of the site then once finished houses could have gone up on the mem part.....ah well....that would have been too easy for Bristol Rovers....hardship is the name of the game at BRFC,

If it were me I'd do it in 2 phases, the less phases the quicker it gets built and the less costly it will be...
1) Phase 1 - Demolish the east stand first leaving the terraces in place, possibly put in some temporary seating (dare I say another tent!) or additional covered terracing to offset some of the lost seating. Build the biggest stand on the car park, this would be double tiered beast (8-10k capacity if possible) with all the main facilities in: changing rooms, shop, conference facilities, hospitality suites, offices etc etc. This means the club will be able to function from a single building.
2) Move the pitch over and slightly further North, same orientation though.
3) Phase 2 - Demolish the remaining stands / tents and rebuild the remaining stadium as a horse shoe shape structure wrapping around the North, West and South of the ground.

Yeah, you look back on all the could have beens and would have beens in the distant past, and you'd think we might learn, but that one was only a few years ago. And what's the betting that some of those residents will be protesting any new development?

Well there does not seem to be any real plans in place following the club walking away from UWE. Disappointing though that was it was understandable given that as a business plan for Rovers it was just not viable. No one seems to know where we go from here , we just get the odd statement to keep us quiet, the latest being a stand by stand redevelopment of the allotments(allotments being a collection of sheds of varying design and structure surrounding a green space where people go to pass away a few hours with like minded souls).also known as the Mem! As we seem to be dealing in fantasy how about this! I am no engineer or architect but is it feasible to go 'down' instead of up and create a 'bowl.at the said Mem? you would not have to go that deep to double the capacity surely? so, at least, double the capacity of east stand by going down and extending the full length of that side ,level off the roof line all round the rest of the ground say at the present west box height.Move all the facilities to east side , job done.Draw backs? well we would have to move out for say 2 seasons, so where to ? Cheltenham? Forest green? Newport(there is a stadium where Newport used to play, not sure of its present status and facilities. or our beloved Twerton Park! you may laugh but boy did we have some great times there, with some great players Marcus, penrice. Billy Ocean , a back 4 we could do with now, how about Bruno!Ollie and so on, and who can forget Christian maclean! ,that night in May, Liverpool , even Ron Atkinson loved it there not forgetting our first Wembley!Ah happy days ,dont suppose we could hang on to or sign any good players if all we could offer was Trumpton for a couple of years, never mind hanging on to DC. So there we are thats my fantasy to go with the rest, buts thats not to dismiss the one or two really constructive fans ideas for the stand by stand plan,meanwhile see you down or up ,(depending where you live)the allotments soon!

I don’t think the footprint needs to be restrictive, just need to be creative with the design. They could build right up the edge of the site/into a corner and build access around the ground into the space under the stands (as close to the edges as we can get with the houses anyway!) I think there are stands in the world that have been extended upwards and backwards to even accommodate roads underneath.
