Nor me as how are they going to get pp before it's built assuming it needs it unless it's going to mirror the present tents, which seems unlikely? I think sometimes structures are built then retrospective pp is sought? Not saying that is the case here, but it happens.

Not in the Wales squad, so should be available to play against Shrewsbury. Feel for AC, what more does he have to do? Wales have gone with Luke Harris, who has made three substitute appearances for Fulham in the Premier League.

The two properties that were owned by the club along with the land behind were 18 and 20 and looking at the works that have recently taken place on those properties it really does look like they have been sold. That's the assumption I'm drawing from local maps. The last plans we put 2019 shows the trampoline x2 area outside of our boundary. This forum is great, who would have thought that we had this many planners and architects as members! UTG! What else can we get excited about as gasheads ? . My realistic dream is to maintain division one football and have a big south stand . Imagine if we play Birmingham City next year and get 13000 ?. The 2 properties at the top of Alton Road are Nos 20 and 25. 20 is a leasehold property, last sold in 2016 no idea who sold or bought. 25 is also leasehold, but last sold in 2021. Leasehold being owned by 1 person/organisation and then let to a different person/organisation (I think).

Has anyone who’s been to Oxford recently found somewhere to park away from the ground’s main car parks? I was going to try the residential area near the ground this time but not sure if double yellows or permit only. Car park at the ground is fine but last time took ages to get out. Have you tried any of the parking apps? Pay a little to park on a person's drive, or company's parking space. I tend to use Your Parking Space, there are a few options currently available within a mile of the ground for less than £10.00 for 5 hrs.

So he was dropped then had a bad attitude, not the other way round. No wonder, it was intimated Belshaw would return, then told not. If JB kept his own council this would probably not have happened. From what I have seen Balcombe did nothing to warrant selection over Belshaw.
Balcombe had an average game, punching was mostly awful, didn’t come for a couple of balls, and his kicking - while long- was not very accurate. His shot stopping was pretty good, but then, there was nothing difficult to save.
Personally, JBs continual barracking of players in the press is so so wrong. He should be ordered to stop using social media too, while a lot of his comments are refreshing, he then says sh** like women know little about football when compared to men.

So I've done a thing.
I've found out how much residential building land value is in Bristol (2019 figures), it was £3.25M/ha. (land registry figures) The Mem is just a fraction under 3 Ha, (measured on google earth) so in 2019 its value was - give or take - a little under £10M.
If we use an average of 10% increase in price, year on year, then :
June 2019 =£10M June 2020 = £11M June 2021 = £12.1M June 2022 = £13.3M June 2023 = £14.65M
The actual increase has fluctuated, and been a little under 10%, but it keeps the maths simple. (taken from an average shown on several different websites.)
So even if land was donated to the the cause, the cost of building a stadium either has to remain under £15M or extra capital has to realised to meet costs over £15M
Or stay at the Mem, keep hold of the land and try to raise (by whatever means) the investment to build a new stadium, bit by bit.
Land in South Gloucs is a little cheaper, but not by much.

five plans being discussed for the fruit market site with equal merit, one of which includes a "sports and leisure facility" So before anything even happens there is only a 20% chance of being a part of the fruit market development. This dead in the water surely? Who pins all their hopes on a 20% plan, of which even in that part, there is no guarantee it will include a Rovers stadium. Beginning to feel as though we have been strung-a-long for too long now. Redevelop the Mem and get on with it!Redevoping the Mem isn't an option, how many more times does this have to be said?? What makes you think it isn't an option? Just because WAQ said it isn't an option, doesn't actually mean that much. The Mem footprint is the same as Ashton Gate all bar 100m2 Plenty of room to develop, and with the new train station just down the road, it suddenly becomes more attractive.

Liverpool are doing it with their stand redevelopment Wow, I didn’t know that. Then I guess anything is technically possible. Could even build a stadium out of shipping containers.

Redevelopment of the Mem is certainly possible: 1 cut back the front of the Thatchers by 4/5m - slightly reduced capacity, but not by as much as people think, as the front terrace is then above pitch level, and no need for yellow hatched area, so can use all of terrace. 2 Move the pitch 10+m towards Thatchers - this will allow a decent temporary stand on the South - full width, increases capacity a fair bit and a new temporary stand on the North of the East stand. Both the above can be done during a summer. 3 Prefabricate a Steel based new stand to replace East, so next summer, East can be pulled down and new stand erected, with the extra 10m and full length of pitch - increases capacity. 4 At same time prefabricate new West stand. Following year (during season) West can be dismantled and erection of new West stand can begin. Hoardings can keep everyone safe. 5 Then finally, a bigger and better Thatchers, that rises from pitch level to above the bars, giving much bigger capacity. 6 Finally a new increased South stand can be completed.
This would take 3 closed seasons and 2 football seasons. Of course this involves a fair chunk of change, but not as much as purchasing land and building a brand new stadium somewhere.
It would be even better, if during tearing down of East stand, the pitch is then moved 10m to the east, allowing for a much bigger West stand, but would reduce the carpark by a fair bit, but with the new Ashley Down train station, and maybe some judicious use of park and rides, would help alleviate parking woes, and allow more and new fans to access the redeveloped Mem.
