As we seem to be looking at doing things correctly and professionally now, I would fully expect a full feasibility study that outlines multiple options with pro's and cons and very high level costs / income potential. That for me is infrastructure 101. Redeveloping the entire side clearly has implications to capacity for a season or so. a phased approach minimises this loss but at a construction cost increase & risk increase. Loads to balance. Without doing the feasibility study we would be as unprofessional as before.

I do get where you are coming from however,we have the owners we have, there are not as far as I am aware a long line of fabulously wealthy folk waiting to take us on and I am constantly astounded that relatively astute business people take on loss making enterprises like ours at all . Football is peculiar in this respect in most other business sectors year on year losses would result in liquidation etc,so yes I am always grateful that owners pump in their own money for no return ,in the cold light of day it's financial madness. As for the other clubs you mention for their success there is the other side which is financial ruin ala Bury etc. The facts are that the business model in the lower divisions is unsustainable and kept going by willing owners who put their own money in and until that changes we will constantly live hand to mouth and flirt with financial ruin Ps My name is Clive I just live in Trevor ,North Wales 😊😊 Come on People, we gonna let that go? Let what go Bags, enjoying the chat with Clive and we are on the same page with a lot of this. Any development of the Mem is a positive, but we/I am allowed to have the green eyed monster on Brentford, Luton and Oxford soon in new grounds. I guess, let’s get to the Championship first and worry about the ground then!

Your last sentence is the conundrum,do we invest now in the infrastructure on the hope of future success and all that it brings or do we improve what we have bit by bit on a sustainable basis which is what we are doing,my guess is if we didn't own the ground even what we are now doing wouldn't be feasible, the first rule of investment always always have a clearly defined route out.

Before Plymouth redeveloped the Mayflower stand, they had the hospitality off-site and ferried the prawn sandwich brigade to the ground after.
Could we do this in the carpark behind the east stand? A fit for purpose hospitality block with the club how underneath?
I've absolutely no idea how this works in practice, but to my mind that frees up the space in the east stand for more bar space or changing rooms or something else?

Not sure what it's like these days but is there potential to use the civil service club or even the county ground as Seat Unique are involved there as well. Just temporarily while a new stand is built.

Looking forward to the artist impressions/plans for this.
Also looking forward to hopefully seeing some amateur artist impressions and maybe even Lego models put together by forum users with too much time on their hands while we wait.

Looking forward to the words bodged, tin pot, Frankensteins monster, being repeated over and over whilst we wait for the actual plans to be defined for the east side. I’m personally still excited by the prospect, although sensibly realistic as to what we can expect.

Haven't we just refurbed the Hospital suite in the East Stand? With that, I can't see them demolishing the East Stand in its entirety - although I think it should be. I do like the seats in the East Stand being so high up, has a really good view, so keeping the height is key.
I don't understand keeping the west stand - looks ridiculous...

You could build a ~3000 seat structure behind the existing terracing without having any impact on the existing North stand capacity. This would then allow those seated in the east stand to have somewhere to sit whilst the east stand is developed. As you say though, a professional approach to the project would take all of this into account.

We haven't got permission for the south stand yet! but that hopefully will be sorted tomorrow. I wrote to the club last year and they took on board my comments, and said they shared my views regarding the stands, I have dtailed below an extract from the letters.
From my experience a former planning local Goverment Officer consultant a new stadium is likely to take a minimum of 7 years from start to finish. For the club to progress any further than mid table in league 1, it will need better facilities, if there isn't money to build a new stadium or carry out major re- development of The Mem , then perhaps pre-fabricated metal stands like those used at Bournmouth, Watford, Blackpool and Carlyle ( but to a higher standard) where the old stand was extended by building new stands either side, should be considered. Construction of pre- fabricated stands either side of the east stand , which follow the contours of the existing stand should increase seating by around 2,000 seats. Replacing the two tent like structure at the South end of the with a larger L shaped pre -fab stand would also increase capacity . Pre - fab stands can have bars, tiolets and other rooms built into them.
Anyway some of that is now history with the pre-fab metal south stand now having been built. The east stand will need re-furbishing so it blends in with the extentions either side, it will probably all have to be built in two tiers, otherwise viewing will be compromised, unless the existing stand is gutted which will cost more. Anyway the club have told me they share my views, so this is what you can expect. Should eventually have a smart compact looking stadium which the club can afford .

As you say though, a professional approach to the project would take all of this into account. Although we may end up with a 2 tier North Stand with the current standing preserved, it would be difficult to construct without major disruption. It seems pretty unlikely that any existing structural elements can be retained, so the current roof and clubhouse will have to be demolished to achieve any development at the Filton Avenue end.

North has to be last. Major disruption to the site on a whole. Fan zone, access to west stand, bars etc. although the actual stand footprint may seem no lager, the actual construction footprint would be significant with all the required site infrastructure to carry out the build. The only way to know is to spend some money upfront on feasibility. most places think that is wasted money but it rarely is wasted if done properly.
