Just speculating, but the total Quarters site is approx 27 acres. If the entire site was to be redeveloped for housing, that would equate to over 400 homes. As others have asked, not immediately pursuing the extension of the changing room block, despite planning permission, might suggest a consideration of options.
The identified phase 3 area of the site is about 6.5 acres, which could comfortably accommodate the 70 residential dwellings earmarked in the Local Development Plan, particularly as any housing development will need to accommodate a portion of 'affordable' homes.

This wasn't an agricultural land sale, and previous housing plans had failed there, so I'm not sure that any overage provision would be too onerous. Time will tell.

Googling suggests 6.5 Acres = 2.5 Hectares @ £3 million per hectare in South Glos so maybe 7.5 Million - would be a good return on around 2.5 Million I think training ground cost.
Apparently you can expect 30-40 houses per hectare in countryside so sounds about right ....
As mentioned not sure if there is a sell on clause ....

Assuming the houses built are executive homes like the nearby Hortham Hospital development, there's no way the land will sell for as little as £100K a plot, more like £250K+. All a bit odd Wael sold up just as the club could be coming into some big money?

Absolutely delighted if I there is no overage / clawback agreement as suggested above. Most landowners would have incorporated overage in sale conditions.

Not sure we should be getting carried as just noticed that this is a 15 year plan by S Glos! Unless for some reason pp is rushed though for the Hortham Farm site it could be 10+ years before the land is developed, that's assuming the plan is even agreed by the Government Inspector.

Is this land that was once marked for later stages of the training ground development?
From what little I know, there is no indoor training facility at the The quarters? Which I imagine could be quite useful.
I guess the club need to raise money somehow if we are struggling.
