It appears there are several sites identified to the north of the quarters and further along Hortham Lane. It looks like you can apply to have your land designated for a particular use in the local plan - Rovers have done this and I assume so have other land owners in the area. I don't think it means South Gloucs supports the proposal yet, only that the land owner has put their site forward.

Love how they have redacted the clubs name in part of it then publish a letter with full info .... Jump to last Page of the document - it has the proposed site layout plan with training pitches moved, not using the phase 3 land ........ Basically building on the lovely pitches and starting again ...... to the right of current pitches. Must be some money in that land to do that. Plans drawn on 31st March 2023 .... Whilst I don't generally knock the owners you have to feel it is a poor planning to build the training pitches and then build houses on top of them having to redo pitches elsewhere .... I would have thought there was more mileage building it closer to the M5 perimeter as you wouldn't want footballs flying around that area.

The question is, is this still necessary with the new co-owners, or has it formed part of their assessment and they still wish to pursue it? I'd be disappointed if it's still going ahead especially as they'll need the space to accommodate all the teams they say they want there.

It looks like another b@lls up by somebody at the club if we do now have to relay the pitches closer to the M5 although to be fair perhaps they never envisaged get pp for housing, perhaps they should have listened to ChippenhamGas who now seems to have been a visionary!!

Clearly access is a problem on site (pretty sure there has been remediation works to footpaths to the perimeter etc.) so it makes perfect sense to site 70 houses as close as possible to the existing access on Hortham Lane. It might seem a bit profligate to have to redo the pitches but it depends what the end game is in terms of facilities for the club on the rest of the site.

I've been to the quarters a good few times, the site is massive. I was told quite sometime ago that there were plans to develop it and build another hub and a pitch which would be bespoke for the first team next to where the gym is and the existing club house would be for the academy and under 23s.
I was also told they were going to look to put in some community developments that the club could also benefit from and that would seem the most sensible too. Some sort of commercial development whereby we collect a good rental income.

Anyway why are you concerned Rovers have never had any money to develop the ground it's not like it's a new development. Even in the FM deal had gone ahead it would have meant handing the Mem over to CI in exchange for the new stadium.
