I do not blame UWE or WAQ, Higgs ****** about for so long, I am surprised the UWE are still entertaining any discussions with our Board. The UWE have gone about their business and built the new Business School, if developers are now offering them a better deal then best of luck to them. WAQ and Hamer will have to look elsewhere; O ye what about developing the MEM ? Even if we got pp again if Wael really wants us to become a viable Championship/Premiership club is the Mem ever really going to suit our needs in the long term after spending £20m(?) rebuilding the ground?

And when we get our new ground, not at the Mem, Ashton gate will look very unviable.

It costs more and takes longer to rebuild, than it does to build new on unused land. It's on a better site, with better links and would generate more money in the long run. If we move away from the mem, we will sell the land to developers, which will pay for the Uwe land anyway.

Just to summarise the various figures then, UWE have asked for about double the original agreement, we have offered £400k per acre, commercial land is worth £500k, housing would be £1.1m and the UWE are asking for £1.25m. Are we still looking at the extra land next to the stadium plot? That would be about 5 acres (?) with the stadium about 22 acres. If we are then I'm wondering if these figures relate to different bits of the land rather than the whole site. For example if we take the £500k figure for the stadium plot and the £1.25m for the extra land, that is a difference of £2.2m + £6.25m = £8.45m extra. That is roughly twice what the original £8m allowance for the leasehold. If we are offering commercial rates for the extra land rather what UWE are supposed to be asking for then (£1.25m - £500k) per acre = £700k x 5 acres means a gap of around £3.5m. I must admit to admiring your mathematical skills, having said that your calculations are based on hypothetical figures as nobody on here has a clue about what's going on, let alone know the pounds shillings and pence in question! I know, I was bored when I was prepping the salad at work.

So the land could be 8 or 12 million and the building work 40 million plus ? The Mem would be sold for 8 million leaving a shortfall of between 40 to 44 million. So these 'investors' pay 40 million + to build the new stadium,but how are they paid back ? they will want interest on their investment of 10% and it would have to be paid over 5 years ? 10 years ? those would be big annual bills maybe 5 million a year ? Seems to be getting the club in a lot of debt hoping that the stadium produces enough extra income to cover the building costs and run the football club.

The mem money should cover the larger site of the uwe...in theory. "just" leaving the construction costs. The finances are already in place and not a concern for the build. Its just that buying the site to solve to keep everyone happy.

I guess because planning wise it is ear marked as land for commercial purposes and you may not get planning for houses.
A bit like saying why can't we buy a lump of farm land and build on it - it is because planning would stop us. Most farm land would be great for house building ( indeed our new training ground would be great for houses ) but it is not worth house prices as you would not get planning permission.

I like it. on that thought, i know we support a FOOT-BALL team which seems very literal but to call the baseball stadium a "BALL-PARK" is take literalism too far
