Yes we can sell the land to finance a new build elsewhere, still playing there until the new build is complete. Loads of examples of clubs doing that. The biggest 'X' factor is who wants to buy the Mem site after the Sainsburys debacle... Given Sainsbury's eventually got full pp, I'd imagine getting pp for a residential development would be reasonably straightforward. The far bigger issue is identifying suitable land for a stadium,. getting pp for it and then financing it, even City with SL's billions gave up trying to do that. They did but look at the hassle for everyone. Whoever buys it will have to fight the ' the mob' for every detail. And they the 'mob ' have powerful political backing now more so than ever. Is it worth the fight with local middle class intellects backed by powers now at BCC?. The small stand was only approved because it safeguarded the heritage site as a community asset . Even the local protestors can't have there cake and eat it . Any retail or major housing will be fought tooth and nail.

I can't imagine getting pp for two new stands which will push the ground capacity up to 16K will be any easier?

We have received planning for 18k (?) before. It's the financial that are concerning. The balance between investing the infrastructure and the team.

I assume the plan is to get pp for the East Stand and then build before worrying about the North Stand, so it could be some years off before pp is sought for the full 16K/18K capacity.

Ok, but that's not the original point you were making. Yes, we could sell the land (the Mem) and use the money towards the financing of a new stadium whilst still playing at the Mem during construction. Loads of examples of UK clubs doing that.
