Dwane Sports will also have no enabling income from the sell of a valuable development site so I'll take your £30m and raise you £15m. The original £30m Sainsbury's were going to pay was over inflated in my opinion. I don't think the mem plot is worth that kind of money, even to housing developers. The Mem is about 7.35 acres, and currently just down the road in St Werburghs, a building plot of 0.25 acres is on the market for £1.8M. If it sells for £1.5M/0.25 acre then that extrapolates the Mem to be worth worth around £44M for house building.

I really don't see how UWE can develop the site themselves this late in the day. I can't see them being able to use the plans for construction of the stadium, as they were drawn up by BRFCs stadium architects, so BRFC will own those plans. If UWE want to forge ahead alone - or with another party - they will have to have their own plans drawn up and submit a new planning application, and we all know how long that takes, not to mention the expense involved. If current news stories about university applications being down are correct, then I surmise UWE will not be releasing money for this project any time soon.
With all that said, there is nothing to stop them developing a stadium in conjunction with another party. Which leads us to SL and Bristol rugby.....

If UWE believed that the deal was still ongoing, and documents had been issued for DS to sign, then between the issue of the docs, and 11pm last night something on DS side has changed dramatically. Maybe the clues are in the Facebook post that prompted such an urgent response by DS? I hope to Christ not. Saturday can't come quickly enough. I want football!!

Gutted, our current spending in the short-term may have been sustainable - DC 5 yrs, 15 U21 players, all the back-room staff etc - if the Stadium had come to fruition. Searching for a new site or redeveloping the Mem, will take 5 yrs or more, which leaves our current spending, now, at unsustainable levels. BRFC cannot afford to be operating at a loss of £2M+ each year for 5 years or more, I am truely worried.

Has anyone else noticed how Rovers seem to be "hoovering up" a lot of prospective talent?
I confess I don't know much about the U21s, but as most seem to be on professional contracts this must be costing a pretty penny. Are transfer fees involved with U21s at all?
